Frequently Asked Questions for the Springcreek HOA

The annual dues of $120 cover the maintenance of the commons area and irrigation from Spring through Fall. In addition, other expenses include electricity (Evergy) and water (City of Derby). Other expenses include insurance, social events, and accounting software.

The park located at the corner of Osage Rd and Zachary St does not belong to the Springcreek HOA despite its name. The City of Derby owns and maintains the park as part of the city budget. The grounds surrounding the park also belong to the City of Derby.

Yes. Not all changes require approval but because the covenants do not apply equally to all homes in the HOA, it is better to contact the board to find out if your home requires approval from the Architectural Control Committee.

In the "Documents and Forms" page of this website, there is a map that helps to identify which covenants apply to which home.  The board is another great resource to find out, too.

The developer did not include a pool during the HOA's development stages. An HOA pool typically sits in a lot that would otherwise be sold to a person who wants to build a home on the lot. Currently, after nearly 40 years of development, there are no vacant lots available. What seems to be available space by the park is owned by the City of Derby.
